Top 5 Exterior Home Checks Before Winter
As the seasons change, pools are closed, boats and eBikes are stored away, and we begin enjoying the cooler weather and everything fall and early winter have to offer.

For homeowners, this is also an important time to take a walk around the outside of your home. A little preventative maintenance now can help reduce the risk of costly damage once freezing temperatures, snow, ice, and winter storms arrive.

At Gibb Insurance Brokers, we recommend reviewing these five areas of your home’s exterior before winter sets in.

1. Inspect Your Roof
Look for missing, cracked, curled, or damaged shingles, and check flashing around chimneys, vents, and roof edges.

Why it matters: Your roof is your home’s first line of defence against rain, snow, and ice. Small areas of damage can allow moisture to enter your home and may lead to leaks, water damage, mould, or more extensive repairs over the winter.

2. Clean Your Gutters and Downspouts
Remove leaves, twigs, and other debris from gutters and make sure downspouts are securely attached and directing water away from your foundation.

Why it matters: Blocked gutters can prevent melting snow and rain from draining properly. When temperatures drop, trapped water can freeze and contribute to ice buildup, damaged gutters, roof problems, and water collecting around your foundation.

3. Check Windows, Doors, and Exterior Seals
Inspect caulking and weather stripping around windows and exterior doors. Look for cracks, gaps, or deteriorated seals and repair them where needed.

Why it matters: Sealing openings can help keep cold air and moisture outside while improving your home’s energy efficiency. It can also help prevent water from entering small gaps, freezing, and causing further deterioration.

4. Inspect Trees, Branches, and Outdoor Property
Look for dead, damaged, or overhanging tree branches near your home, garage, vehicles, fences, or utility lines. Secure or store patio furniture, planters, decorations, and other loose outdoor items.

Why it matters: Heavy snow, ice, and strong winter winds can bring down weakened branches or send unsecured objects moving across your property. Addressing these hazards in advance can help reduce the risk of damage to your home and belongings.

5. Protect Outdoor Plumbing and Check Your Foundation
Disconnect garden hoses, shut off exterior water supplies where possible, and drain outdoor faucets. While walking around your home, also check the foundation and exterior walls for visible cracks or openings.

Why it matters: Water left inside exterior plumbing can freeze, expand, and cause pipes or fixtures to crack. Foundation gaps can also allow moisture and cold air into your home and may worsen through repeated freezing and thawing.

A Little Preparation Can Go a Long Way

Winter weather can be unpredictable, but regular home maintenance can help reduce preventable damage. Before the temperature drops, take some time to inspect your property, complete any necessary repairs, and make sure your home is ready for the months ahead.
